DESCRIPTION
|
Under general direction, to perform responsible, professional architectural and/or engineering project control on a variety of capital construction, modification or maintenance projects and studies; to review and analyze architectural and engineering work of consulting firms; to provide architectural and/or engineering design and related services; and to perform related work as required.
DISTINGUISHING FEATURES Architectural Project Manager is the senior level and is responsible for the total development of major, complex, high-cost projects from schematic drawings through final acceptance of construction and warranty period. Incumbents of this class may also coordinate the efforts and supervise the work of Architectural Project Coordinator I’s and II’s. |
EXAMPLES OF DUTIES

1. Effectively controls the contract administration and management of capital building programs, modification or maintenance projects. 2. Manages projects from definition through construction phase and warranty period. 3. Conducts studies of existing and proposed buildings and alterations; makes estimates of costs for projects; determines space and utility requirements; advises on feasibility of projects; prepares drawings, reports and recommendations on findings. 4. Confers with County Departments in developing program requirements, schematic drawings and preliminary cost estimates on large projects to be used in establishing guidelines for contract architects and engineers; acts as coordinator on assigned projects to define detailed County requirements, reviews contract architect drawings and specifications for compliance to County needs, and advises architects as to County policies and procedures. 5. Determines project space and program requirements if not already available; develops architectural solutions to these requirements for review by supervisors and the using department; prepares detailed design drawings and specifications of alterations, new buildings and miscellaneous construction projects for construction and bidding purposes; prepares general layout and perspective drawings of all types of buildings and equipment to illustrate proposed projects. 6. On assigned projects, inspects or reviews work under construction to make sure that new construction and alteration work being done by contractors complies with plans, specifications and codes; reviews and checks for accuracy the progress reports submitted by contractors; confers with supervisors on all significant changes requested by contractors or client departments. 7. Re-drafts existing drawings to new scale or brings them up to date; drafts changes on master drawings when alterations take place; makes detailed technical drawings of electrical, plumbing and structural alterations and of additions to existing buildings. 8. Consults with building material vendors and contractors on questions of design, feasibility, costs and bidding; sets up and maintains files and cross-referenced indexes of all original and duplicate drawings of buildings and equipment held in custody by the department; identifies drawings and prepares cross-referenced cards for each drawing. 9. May prepare and process official correspondence for Board of Supervisors' action. 10. Prepares a variety of written correspondence, including cost estimates, project budgets and operational correspondence. 11. May administer, screen and coordinate the selection process for consulting services. 12. Coordinates or performs research and feasibility studies on a variety of potential projects. 13. Makes oral presentations to elected officials, governmental or private sector organizations and citizens groups. 14. May act as an expert witness for the County in legal matters. 15. May coordinate the work of other Architectural Project Managers or Coordinators, specification writers, cost estimators, civil, electrical or mechanical engineers or construction inspectors or other personnel on assigned projects. 16. Reviews and approves requests for payment by contractors and consultants and verifies amounts due. 17. Prepares change order backup data. 18. Writes status reports and final report. |
MINIMUM QUALIFICATIONS

Either I
Experience: The equivalent of one year of experience as an Architectural Project Coordinator II in the Alameda County classified service. (Non-classified includes District Attorney’s Office, Hospital Authority, and the Consolidated Courts.) Or II Education: Possession of a bachelor's degree awarded by an accredited college or university with a major in architecture or a closely related field, AND Experience: The equivalent of five years of increasingly responsible architectural experience, which included two years of supervisory or administrative experience on major, high-cost building projects. License: Possession of a valid California Motor Vehicle Operator's license. NOTE: The Civil Service Commission may modify the above Minimum Qualifications in the announcement of an examination. |
