DESCRIPTION

Under general direction, to plan, organize, and direct the janitorial services provided to County facilities; to manage contract janitorial/cleaning services; and to perform related work as required.
DISTINGUISHING FEATURES Manager, Janitorial Services, is a one-position class in the Building Maintenance Department of the General Services Agency. The position reports to the Deputy Director, General Services Agency - Building Maintenance Department. The position is distinguished from the next lower classification of Janitor Supervisor by the administrative, budget and overall management responsibility assigned. |
EXAMPLES OF DUTIES

NOTE: The following are the duties performed by employees in this classification. However, employees may perform other related duties at an equivalent level. Each individual in the classification does not necessarily perform all duties listed.
1. Plans and directs the janitorial services provided to County facilities. 2. Develops cleaning standards, performance criteria and staffing requirements for existing, new and/or renovated facilities. 3. Supervises through subordinate supervisors the work of janitors and custodians; develops staff training programs; interviews potential employees, approves transfers, and recommends disciplinary actions. 4. Develops and implements facility inspection programs to ensure compliance with established Agency cleaning standards. 5. Responds to complaints or problems of County departments, and follows through with corrective actions. 6. Develops specifications for contract janitorial services and inspects/monitors contractors for compliance to specifications. 7. Makes annual budget recommendations; evaluates new equipment and supplies; reviews and authorizes requisitions for supplies. |
MINIMUM QUALIFICATIONS

Either I Completion of the Alameda County Management Academy “Management and Supervision Certificate Program” may substitute for six (6) months of the required qualifying experience. Or II |

Knowledge of: • Modern janitorial/housekeeping methods. • Principles of supervision and personnel management. • Work measurement and control procedures. • Sanitation methods and standards to include handling infectious wastes or hazardous materials. • Basic budgeting and cost control procedures. • Safety procedures. • Contract administration. Ability to: • Plan, organize, and review work of a janitorial staff. • Devise and/or implement new work procedures and concepts. • Evaluate new products and equipment. • Maintain records and prepare reports. • Lead and motivate employees. • Develop and maintain good working relationships with employees, other County departments and the general public. • Written and oral communication. |
