DESCRIPTION

Under general supervision, to do semi-skilled preventive and corrective maintenance and repair work on equipment in County buildings, and to do related work as required.
DISTINGUISHING FEATURES These positions are located in the Building Maintenance Department of the General Services Agency. Incumbents perform semi-skilled independent maintenance and repair work on plumbing, boilers, heating, ventilating, air conditioning, refrigeration, electrical/electronic, and related equipment. This class is distinguished from the Stationary Engineer in that the latter is the journey-level class and may train, instruct, or direct other maintenance personnel, including the Building Equipment Maintenance Worker. |
EXAMPLES OF DUTIES

NOTE: The following are the duties performed by employees in this classification. However, employees may perform other related duties at an equivalent level. Each individual in the classification does not necessarily perform all duties listed.
1. Operate, test, install, and perform corrective and preventive maintenance on mechanical equipment and systems; plumbing systems and components; electrical, electronic, alarm and computer controlled systems; emergency generators and components. 2. Operate and perform preventive and corrective maintenance on heating, air conditioning, ventilation and refrigeration systems and related equipment in accordance with operations, safety, and regulatory requirements. 3. Assist Stationary Engineers, Electricians, or Plumbers in general repairs. 4. May assist in fabrication installation and repair of various metal/sheet-metal objects and perform general machine shop work using proper techniques, a wide variety of tools, equipment, and measuring devices. 5. May operate and maintain low pressure boilers and related equipment, in accordance with operations, safety, and regulatory requirements. |

KNOWLEDGE AND SKILLS

NOTE: The level and scope of the following knowledge and abilities are related to duties listed under the “Examples of Duties” section of this specification.
Knowledge of: • Common tools, materials, equipment and methods used in repair work in the plumbing trade and in electrical, heating, ventilating and refrigeration equipment maintenance and repair. • General knowledge of electrical systems, plumbing, and basic welding techniques. Ability to: • Diagnose and repair problems with pumps. • Repair HVAC equipment. • Perform welding and other general machine shop work. • Perform boiler, condensate, and cooling tower water testing. • Fabricate, using materials such as sheet metal, round stock, angle and flat iron, pipe, expanded metal, screen, etc. • Use a variety of basic hand tools; e.g., wrenches, screwdrivers, drills, grinders, pliers, test equipment, sheet metal, metal fabricating tools and other machine shop equipment. • Follow general and detailed verbal and written instructions. • Establish and maintain cooperative working relations with employees and the general public. • Supervise and/or instruct inmates and/or other maintenance personnel as required. |
