DESCRIPTION
Under direction, to coordinate security guard services, video surveillance services, and minor general building repair services; communicate with occupants of County-owned buildings regarding maintenance and security-related issues. May direct and monitor activities and progress of contractors; and performs related duties as assigned.

DISTINGUISHING FEATURES

The Maintenance Coordinator is responsible for coordinating minor general building and security-related services and may direct contract personnel for multiple County-owned office buildings. The Maintenance Coordinator also provides communication to building occupants on some maintenance projects and security issues. This single position classification reports to the Facilities Manager who is responsible for managing the 24-hour facilities operations and maintenance of County owned buildings.

EXAMPLES OF DUTIES
NOTE: The following are the duties performed by employees in this classification. However, employees may perform other related duties at an equivalent level. Each individual in the classification does not necessarily perform all duties listed.

1. May communicate with building occupants regarding building repairs, maintenance services and security-related issues; Works with GSA Project Managers to communicate construction project status. Reports security incidents. Coordinates fire drills for various buildings.
2. Coordinates the tracking, input, and maintenance of an electronic inventory of building equipment and supplies; maintains a schedule for routine servicing and preventive maintenance; keeps maintenance record files, blueprints and drawings pertaining to the building and the installed systems for the Computerized Maintenance Management System (CMMS).
3. Directs and monitors activities of contract security guard personnel. Plans, forecasts, and schedules security guard services, minor general building repair services and video surveillance system services.
4. May identify or recommend maintenance projects related to County-owned buildings.
5. Reviews BMD Staff daily activity sheets for information related to Computerized Maintenance Management System (CMMS); may prepare reports as necessary.
6. Troubleshoot system problems in CMMS related to billing, work orders and related issues. Works with GSA information technology staff on database management for CMMS.
7. Participates in a variety of meetings including staff meetings, departmental meetings, safety meetings and meetings with departments to identify problems and plan for corrective action.

MINIMUM QUALIFICATIONS
Experience:

The equivalent of three years of full-time experience as property manager of multiple office buildings. One year of full-time experience must be managing service contracts.

License:

Possession of a California Motor Vehicle operator’s license.
