As a Building Maintenance Supervisor at the Southbury Training School, you will play a pivotal role in maintaining the operational integrity of our facilities. As the Building Maintenance Supervisor, you will:

Lead all aspects of the daily maintenance operations across the Southbury Training School, ensuring all work is performed to the highest standards.

Supervise and lead a team of skilled trades personnel, promoting a collaborative and efficient work environment.

Manage and prioritize maintenance requests, ensuring timely and effective resolution of issues.

Conduct regular inspections of facilities and equipment to determine maintenance needs and ensure compliance with safety regulations.

Develop and implement preventative maintenance programs to improve the longevity and reliability of our infrastructure.

Maintain accurate records of maintenance activities, including work orders, inspections, and inventory.

Collaborate with other departments to support the overall mission of the Southbury Training School.

Ensure compliance with all relevant licenses, permits, and certifications.
To succeed in this role, you should have:

Proven experience in building maintenance supervision, preferably within a large facility with a power plant.

Substantial knowledge of and ability to apply computer software relevant to maintenance operations.

Strong supervisory skills and the ability to lead a diverse team.

Work Schedule
This position offers a full-time schedule of 75 hours biweekly, strictly adhering to first shift hours from Monday to Friday, 7:15 a.m. – 3:15 p.m. Flexibility in work schedule is essential to meet the demands of the job, with regular days off on Saturday and Sunday.

PURPOSE OF JOB CLASS (NATURE OF WORK)
In a state agency this class is accountable for functioning in one of the following ways:

As staff assistant to a Plant Facilities Engineer 2 at a major state institution supervises and coordinates maintenance and repair projects in the building and maintenance trades;

As chief physical plant employee at a moderate sized state institution in charge of custodial and maintenance services for the entire institution;
-
As chief physical plant employee at a regional vocational technical school in charge of custodial and maintenance services for the entire institution.
EXAMPLES OF DUTIES
- Schedules, assigns, oversees and reviews work of staff;
- Provides staff training and assistance;
- Conducts performance evaluations;
- Determines priorities and plans building and grounds maintenance work;
- Establishes and maintains building maintenance procedures;
- Develops or makes recommendations on development of policies and standards;
- Acts as liaison with other operating units, agencies and outside officials regarding unit policies and procedures;
- Prepares reports and correspondence;
- Inspects buildings and equipment to determine repair and improvement needs;
- Receives repair requests, makes estimates of time and materials to meet requests and prioritizes according to need;
- Maintains inventories of tools, equipment, supplies and orders or requisitions when needed, possibly requiring interaction with vendors;
- Serves as a centralized purchasing officer for properties under their authority;
- Coordinates arrangements for deliveries of materials and access to area by workers;
- Arranges alternative plans for areas and services disrupted during construction and/or repair;
- May solicit bids from outside contractors and inspect contracted work;
- May read and interpret design blueprints and specifications for small scale renovations and remodeling;
- May make budget recommendations;
- Performs related duties as required.
CHIEF PHYSICAL PLANT:
- In charge of such operations as heat supply, custodial work, vehicles and transportation as well as maintenance and repair.
KNOWLEDGE, SKILL AND ABILITY

MINIMUM QUALIFICATIONS - GENERAL EXPERIENCE
Six (6) years of experience in the repair and maintenance of large buildings.
NOTE: Experience performing technical duties within the maintenance trade area on a military base, aircraft carrier or large compound may be substituted for the General Experience on a year for year basis.
MINIMUM QUALIFICATIONS - SPECIAL EXPERIENCE
Two (2) years of the General Experience must have been in a supervisory capacity.
NOTE: For state employees this experience is interpreted at the level of a Building Superintendent 2.
MINIMUM QUALIFICATIONS - SUBSTITUTIONS ALLOWED
College training in architecture, mechanical or electrical engineering or a related field may be substituted for the General Experience on the basis of fifteen (15) semester hours equalling one-half (1/2) year of experience to a maximum of four (4) years for a Bachelor's degree.
PREFERRED QUALIFICATIONS
- Serve Safe – Food Handler Certified.
- Connecticut Class A/B Operator certified.
- Confined Space Certification
- OSHA 10.
- NFPA Knowledge.
- Arial Boom Lift 3b Operator with ID#.
- Backflow Prevention and Cross Connection Control – Certified.
- Licensed in one of the licensed trades.
- Knowledge of the infrastructure of STS. (Electrical System, Steam, Water, Powerhouse).
- Work with multiple Trades personnel at a large facility with a power plant.
- Considerable knowledge of and ability to utilize computer software; supervisory ability.
SPECIAL REQUIREMENTS
Incumbents in this class may be required by the appointing authority to possess and retain appropriate current licenses, permits and/or certifications.
CHARACTER REQUIREMENTS
At state airports: In addition to the checking of references and of facts stated in the application, a thorough background investigation of each candidate may be made before persons are certified for appointment.
PHYSICAL REQUIREMENTS
- Incumbents in this class must have adequate physical strength, stamina, physical agility and visual and auditory acuity, and must maintain such physical fitness as to be able to perform the duties.
- A physical examination may be required.
WORKING CONDITIONS
- Incumbents in this class may be exposed to some risk of injury from equipment.
- The appointing authority may require completion of an asbestos removal program consistent with EPA guidelines for operations and maintenance during employment in this class. Incumbents may be required to use protective equipment such as respirators and safety goggles.
