This class is involved in supervising the activities of trade, mechanical and/or semi-skilled and unskilled workers, scheduling preventive maintenance routine duties, and work of a difficult and complex nature; determining work priorities and providing solutions for unique and complex assignments.
Nature and Scope
An incumbent in this class reports to a technical or administrative supervisor and is responsible for overseeing on-going and incidental maintenance and repairs to ensure efficient operation of an entire physical plant or the assigned portion of operations in a complex facility. Work in this class involves supervising and participating in a variety of mechanical and/or trade areas. Significant aspects of work in this class include inspecting facilities to determine general condition of building and fixtures; resolving personnel issues, assigning work orders, evaluating job requests, ensuring adequate supplies and materials and assuring the implementation of safety practices and procedures. Work may require working at heights requiring ladders and/or scaffolding.

Schedules on-going preventative or routine maintenance duties.
Assigns, supervises and participates in work involving all phases of painting, carpentry, plumbing, installation, repair and maintenance of systems and equipment, and other related duties.
Inspects job site, determines courses of action, directs staff and reviews assignments.
Schedules assignments, estimates cost, time and materials.
Maintains records and prepares reports.
May be required to diagram structural and/or mechanical modifications and heating work.
Knowledge, Skills and Abilities

Knowledge of principles, practices, methods and techniques of the traditional building and/or mechanical trades.
Knowledge of the safe and efficient use of tools in the building and mechanical trades.
Knowledge of methods and techniques used in estimating time, materials and costs for accomplishing maintenance and repair jobs.
Knowledge of the methods and techniques used in maintenance and repair of heating and cooling equipment and/or in a variety of trade areas.
Skill in repair of structural and/or mechanical facilities in a variety of trade areas.
Skill in determining cause of equipment malfunction and correcting the problem.
Ability to supervise and participate in mechanical and/or trade work.
Job Requirements
JOB REQUIREMENTS for Physical Plant Maintenance/Trades Foreman Applicants must have education, training and/or experience demonstrating competence in each of the following areas:
Three years experience in operating and maintaining a variety of equipment, hand and power tools used in trades fields such as plumbing, carpentry, painting or HVAC.
Three years experience in performing work in a variety of trades fields such as plumbing, carpentry, painting or HVAC.
Six months experience in estimating cost, time and materials for projects.
Six months experience in interpreting blueprints, schematics or technical drawings.
Knowledge of interpreting safety and building codes, laws, rules, regulations, policies and procedures.
Knowledge of staff supervision acquired through course work, academic training, training provided through an employer, or performing as a lead worker overseeing the work of others; OR supervising staff which may include planning, assigning, reviewing, and evaluating the work of others; OR supervising through subordinate supervisors a group of professional, technical, and clerical employees.
Possession of a valid Driver's License (not suspended, revoked or cancelled, or disqualified from driving).
