Summary Statement

As the General Assembly’s Physical Plant Maintenance Superintendent, you will be responsible for a variety of facility maintenance tasks to support the Chief Clerk of the House of Representatives, Secretary of the Senate, and Director of the Division of Research with day-to-day building operations and maintenance needs as they arise. You also assist with the coordination of special projects. Additionally, you will act as a liaison with the Division of Facilities Management to coordinate routine and annual building maintenance, grounds upkeep, and custodial work, and attend contractor meetings, reporting back to the Director of the Division of Research the status of capital projects impacting the operations of the General Assembly.

Essential Functions

  • Direct comprehensive building maintenance and repair programs.
  • Analyze maintenance and other project cost of performance and recommend or institute changes to reduce costs where indicated.
  • Provide recommendations and work plans in complex projects and provide technical assistance to others.
  • Inspect building and grounds for hazards; takes corrective action to remedy the situation and maintain energy management and preventative maintenance programs.
  • Advise administrative supervisor of essential major additions, alterations and replacement of mechanical facilities consistent with needed services.
  • Estimate operational costs, schedules needs and budgetary allowances, consults with professional and technical personnel regarding specific projects, participates in the planning and implementation of the facility's capital improvement program.
  • Supervise selection, training, promotion, and discipline of employees.
  • Maintain building and plot plans and operational and maintenance design and interpret drafts and write and review specification files for planning and control and write reports.
  • Direct a program of grounds care and upkeep.
  • Coordinate office moves, including physical moving of furniture and overseeing of painting needs.
  • Coordinate with vendors for furniture and equipment needs and replacement, including overseeing ordering and installation.

Job Requirements

JOB REQUIREMENTS for Physical Plant Maintenance Superintendent II
Applicants must have education, training or experience demonstrating competence in each of the following areas:

  1. Three years experience in planning, directing and implementing maintenance and preventative maintenance programs involving all aspects of trades fields such as plumbing, carpentry, painting or HVAC.
  2. Three years experience in performing work in a variety of trades fields such as plumbing, carpentry, painting or HVAC.
  3. Three years experience in estimating cost, time and materials for projects.
  4. Six months experience in interpreting safety and building codes, laws, rules, regulations, policies and procedures.
  5. Six months experience in interpreting blueprints, schematics or technical drawings.
  6. Six months experience in operations management which includes planning, directing, coordinating, controlling and evaluating operations typically through subordinate supervisors.
  7. Possession of a valid Driver's License (not suspended, revoked or cancelled, or disqualified from driving).
