LOCATION OF POSITION
This position is available with
the Maryland Department of General Services (DGS), Office
of Facilities Management, CMMS Unit, located at 301 West Preston Street, Baltimore, MD 21201.
Main Purpose of Job
POSITION DUTIES

Analyzes, reviews and reports consolidated maintenance and asset management of project-level data, benchmarks, key performance indicators (KPI’s) and trends to provide reports at management level.

Develops, builds and oversees the multiple facilities/project reporting and centralization of facility data.

Collaborates with various DGS staff in the development, consolidation and review of key data from their databases for input into the CMMS database.

Assists management with data interpretation to develop functional ways to present data to facilitate management oversight.

Inspects and maintains testing records for mechanical, electrical, sensory and imaging equipment to perform failure analysis reports.

Field verifies weekly, monthly, quarterly and yearly performance metrics for reporting; interprets data metrics from building equipment.

Performs data analysis on parts usage, monitors equipment failures, and maintenance quality audits; recommends, initiates, and manages improvement projects.

Creates and maintains reliability reports in the CMMS to ensure easy access to all equipment data (specifications, maintenance and repair records, repair costs, installation dates and warranty information) and other reports for field equipment.

Ability to work with Preventive Maintenance (PM) and Predictive Maintenance (PdM) tools with the CMMS system. Schedules PM’s at the task and/or procedural level.

Establishes calendar and/or meter-based PM’s for assets. Is able to spot trends on key performance measurements, track and report on component failures and number of occurrences.

Assists with making data driven repair vs. replace decisions with senior management.

Collaborates with various DGS staff to initialize and build new facility project databases during the implementation phase and during the onboarding of new projects during the transition process to OFM.

Assists with the direction and coordination of the CMMS program.

Travels throughout the State to DGS OFM managed facilities.

Represents the CMMS program in a relationship with executive management, senior staff, the CMMS vendor, outside vendors, and DGS department management.
MINIMUM QUALIFICATIONS
Education: A Bachelor's degree from an accredited
college or university.
Experience: Four (4) years of experience in
administrative staff or professional work.
This general experience must include at least one (1) year of experience
in the field of building systems management.
This experience must include working with building equipment layouts,
equipment data, technical monitoring, and computerized maintenance within
buildings.
Notes:
1. Additional experience in administrative
staff or professional work may be substituted on a year-for-year basis for the
required education.
2. Additional graduate level education at an
accredited college or university may be substituted at the rate of 30 semester
credit hours on a year-for-year basis for the required general experience.
3. Candidates may substitute U.S. Armed Forces
military service experience as a commissioned officer involving staff work
related to the administration of rules, regulations, policy, procedures and
processes, or overseeing or coordinating unit operations or functioning as a
staff assistant to a higher-ranking commissioned officer on a year-for-year
basis for the required education and experience.
