Main Purpose of Job
POSITION DUTIES
The Maintenance Supervisor IV will assign and coordinate preventative maintenance, repairs and minor construction work using State maintenance personnel and outside contractors.
The Maintenance Supervisor IV will conduct weekly maintenance inspections of all facility buildings and prepare condition reports and work orders for any deficiencies.
The Maintenance Supervisor IV is responsible for performing semi-annual roof inspections and annual physical plant inspections which include submitting completed forms to the Department of General Services. Project justification forms are also to be prepared for all deficiencies found during inspections.
The position also will prepare annual budget requests for maintenance and equipment and prepare drawings and specifications for all projects funded with operating budget monies.
MINIMUM QUALIFICATIONS
Education: Eighth grade.
Experience: Nine years experience in stationary engineering, building maintenance or building construction trades including eight years of responsibility assigning, reviewing and approving the work of others and disciplining, evaluating the performance of and recommending the hiring, firing and promoting of others.
Note: Candidates may substitute U.S. Armed Forces military service experience at a rank of Corporal/Petty Officer or higher as a non-commissioned officer in utilities classifications or mechanical maintenance specialty codes in the utility systems repair field of work on a year-for-year basis for the required experience.
DESIRED OR PREFERRED QUALIFICATIONS
Possession of a trade license and/or certification in one of the following trades are preferred: Carpentry, electrical/electrician, building/facility maintenance, HVAC, painting or plumbing.
Experience preparing contract specifications for work to be done by private contractors.
Experience in preparation of annual budget requests and administration of a building maintenance budget.
