LOCATION OF POSITION
Main Purpose of Job
POSITION DUTIES
Assigns maintenance tasks to semi-skilled and unskilled workers;
Maintains routine records;
Performs preventative maintenance, construction and repair work in several trades;
Prepares walls for painting;
Erects temporary or permanent fencing;
Trains and leads Maintenance Mechanics, semi-skilled and unskilled workers;
May inspect buildings and grounds for adherence to institutional safety and sanitary regulations;
May operate automobiles, pick up and panel trucks, tractors, and power mowers;
Performs electrical related duties such as changing ballasts;
Responsible to respond as Emergency Personnel for snow removal;
Performs other related duties.
Knowledge, Skills, and Abilities:
Knowledge of the techniques and practices utilized in one of the following trades: electricity, plumbing, steam fitting, refrigeration and air-conditioning;
Knowledge of two or more of the following trades: carpentry, metal-working, painting, plastering, sheet-metal work, masonry and the other trowel trades;
Skill in the use of common maintenance tools and equipment, such as wrenches, screwdrivers, hammers, levels, shovels and saws;
Skill in the use of trade tools and equipment utilized in the respective trade areas, such as in carpentry, the use of saws, planes, levels, gauges and meter squares;
Ability to perform arithmetic computations;
Ability to follow instructions;
Ability to prepare reports and keep records;
Ability to estimate time and materials required for an assignment;
Ability to use and care for tools.
MINIMUM QUALIFICATIONS
Education: Eighth grade.
Experience: Four years of experience in any combination of the maintenance trades, three years must be in the trades of electricity, plumbing, steam fitting, refrigeration or air conditioning.
Notes:
1. Candidates may substitute additional experience in any of the maintenance trades on a year-for-year basis for up to three years of the required education.
2. Candidates may substitute the possession of a degree from an accredited vocational or technical high school with a major in Building Maintenance or a related field for up to three years of the required general experience.
3. Candidates may substitute U.S. Armed Forces military service experience as a non-commissioned officer in utilities repair classifications or construction and engineering specialty codes in any combination of maintenance trades, on a year-for-year basis for the required experience.
DESIRED OR PREFERRED QUALIFICATIONS
Experience with commercial building repairs or school settings.
Experience with specialty trades such as plumbing or electrical work.
Willingness to learn ASL.
