Main Purpose of Job

This position is the front-line employee responsible for the safe and efficient operation of State office buildings operated and maintained by the DGS. This position performs the daily work necessary to ensure the proper functioning of all building systems and equipment found in office buildings, including HVAC, electrical, plumbing and any other systems required for the safe and effective operation of modern office structures.

This is an emergency essential position subject to emergency release procedures. Employees in this position must be willing and available for duty at all hours, day or night, and are required to remain or report for duty at all hours as needed to maintain the continuous operation of this agency. 

If you are the selected candidate for this position, you will be required to complete a Pre-Employment Physical, which will assess your ability to safely perform the essential functions of this position.

POSITION DUTIES

Duties for this position include but are not limited to:

 

- Ensure proper functioning of building systems and equipment. Operate HVAC, electrical, plumbing, life safety and other critical components within design parameters. Keep buildings and courthouses open at all times for the transaction of essential State business.  

 

- Use Computerized Maintenance Management System (CMMS) to monitor equipment. Identify potential issues using handheld temperature, vibration and sonic sensing tools, and verify readings are properly uploaded into CMMS database. Access CMMS records to help with diagnosing and troubleshooting equipment malfunctions.

 

- Complete tasks assigned via CMMS work orders. Respond to requests for building repairs. Restore equipment to proper operation. Identify need for additional building trades support and communicate with building manager for authorization to obtain assistance. Coordinate with contractors to perform work requiring outside expertise.   

 

- Complete preventive maintenance tasks on building equipment. Replace filters, belts, hoses and other consumables. Inspect building components to identify potential issues and prevent emergency repairs. Track maintenance schedules and ensure work is done to industry standards.

 

- Perform other building maintenance and trades work as assigned. This may include but is not limited to repair and replacement of fixtures, hardware, lighting, ceiling tiles and floor coverings; operation and maintenance of motorized and electrical equipment and tools; grounds maintenance tasks such as mowing grass, clearing sidewalks and parking lots; containment of hazardous spills and leaks to prevent injury and damage; and other tasks to keep buildings in top shape.    

MINIMUM QUALIFICATIONS

Education: Graduation from an accredited high school or possession of a high school equivalency
certificate.

Experience: Three years of experience performing skilled trade work in plumbing, carpentry, electrical, HVAC, locksmith, masonry, painting, or welding work.

Notes:

1. Candidates may substitute additional years of experience for the required education on a year-for-year basis.

2. Candidates may substitute U.S. Armed Forces military experience at a rank of Corporal/Petty Officer or higher, as a non-commissioned officer in utilities classifications or mechanical maintenance management specialty codes in utility systems repair, on a year-for-year basis for the required experience.

DESIRED OR PREFERRED QUALIFICATIONS

Strong preference will be given to applicants who possess the following preferred qualification(s). Include clear and specific information on your application regarding all qualifications.

 

- Skilled trades experience in a commercial building setting. 

- Professional training, union certification or completion of a certified/accredited training program in a skilled trade, apprenticeship program, or vocational school is preferred.

LICENSES, REGISTRATIONS AND CERTIFICATIONS

1. Employees in this classification may be assigned duties which require the operation of a motor vehicle. Employees assigned such duties will be required to possess a motor vehicle operator's license valid in the State of Maryland.

2. Employees in this classification who perform electrical work and are assigned to facilities that mandate licensed electricians must possess a current license as a Master Electrician or other appropriate electrician license from a local board or from the Maryland State Board of Master Electricians, 500 N. Calvert Street, Baltimore, Maryland 21202-3651.

3. Employees in this classification who perform work as a plumber must possess a Maryland Journeyman/Gas Fitter License.

SELECTION PROCESS

The examination for this position will consist of a rating of your education, training and experience related to the requirements of the position.  Successful candidates will be placed on the employment eligibility list categorized as BEST QUALIFIED, BETTER QUALIFIED, or QUALIFIED.  The eligibility list will be valid for one year and may be extended.  The list will be used by the hiring authority to select employees for interviews.  Eligible lists may be used to fill future vacancies of the same classification.


Please note, selected candidates may be required to complete and successfully pass a State and Federal fingerprint background check prior to being hired.
