The fundamental reason
the classification exists is to enforce the International Building Codes, City
Zoning Ordinances, Flood Ordinance and Erosion and Sediment Control Ordinance
with regard to residential and commercial construction. The work
responsibilities are: Inspect residential and commercial construction for the
purpose of enforcement of a minimum standard of requirements to provide a
reasonable level of safety, public health and general welfare with regard to
the built environment; inspects residential and commercial construction for
compliance with city zoning, flood hazard and erosion and sediment control
ordinances; inspects existing residential and commercial buildings and
facilities for the purpose of approving or denying certificate of occupancy,
change of occupancy, business license, liquor license and fire/storm damage;
investigates complaints regarding: illegal/unlawful construction activities,
unapproved occupancy/use of existing buildings and facilities, construction
materials dumped on city streets and initiates legal actions as necessary to
obtain compliance; communicates inspections results to persons of interest for
the purpose of providing information as needed to approve temporary occupancy and
authorize connection of utilities. Work requires discretion and judgment in the
application of applicable codes and ordinances. General direction is received
from the Building Plans Coordinator.
Must have and maintain a valid Alabama driver’s license and insurable driving record as needed to operate a City vehicle in the inspections of residential and commercial buildings and sites under construction. Must have or obtain certification from a recognized certification program in compliance with the International Building Code as a Building Inspector (Residential OR Commercial) within one (1) year of employment. Must obtain the other certification option (Residential OR Commercial) within two (2) years of employment. Must obtain certification as an ADEM Qualified Credentialed Inspector (QCI) within three years of employment.
PHYSICAL REQUIREMENTS: Physical ability to stoop, bend, crawl or climb ladders or flights of stairs as needed to make inspections.
