The fundamental reason this
classification exists is to perform complex professional level appraisal duties
all types of real estate in order to determine the values for ad valorem tax
purposes. Complex appraisal work
specifically involves conducting commercial income property appraisals on
properties such as apartment complexes, malls, and large manufacturing
entities. The primary work
responsibilities include: serving as a
lead Appraiser for the division; serving as department expert in both
informal and formal taxpayer appeals; conducting field inspections on various
types of real estate and property; and performing real estate and property
appraisal on complex residential, commercial, and industrial properties. The Appraiser III classification is
distinguished from the Appraiser II classification in that the Appraiser IIIs
perform highly complex appraisal work and serve as principle experts and lead
appraisers for the Appraisal Division. The
Appraiser III exercises considerable independent judgment in the performance of
duties and works under the general direction of the Chief Appraiser.
