Purpose

Under the direction of the Building Services Supervisor II, the Custodial Worker III performs custodial and maintenance duties and serves as a lead worker, scheduling and assisting Custodial Worker II-City Laborers in the performance of team assignments within the Milwaukee Public Library (MPL) system.


Essential Functions

Event and Program Assistance/Lead Worker

  • Provide tours of the Central Library to event organizers, including explaining set-up options. Prior to event, work with organizer to coordinate facility and equipment needs.
  • Open facility; set up rooms, stage, and lobby according to the organizer’s request and consistent with MPL policies.
  • Act as a lead worker on large and/or quick change-over events, including overseeing the removal of non-library equipment and materials following these events.
  • Contact other MPL managers and staff for assistance when necessary.
  • Submit required reports on events.
  • In the absence of the Central or Branch Building Services Supervisor, schedule staff assignments.

Custodial

  • Perform Custodial Worker II duties for the Central Library and Branch Libraries, including handicapped access areas, interiors, and site work.
  • Perform floor and carpet care: sweep and mop floors and stair areas; strip, rinse, wax, and polish floors and stair areas; and vacuum and shampoo rugs and carpets.
  • Clean and maintain public and staff washrooms: clean mirrors; wash woodwork, tile, and marble; polish metal; and keep towels, tissue, and soap dispensers filled. Check washrooms to prevent and address vandalism.
  • Keep supply room and kitchen area clean and in order; wash furniture, woodwork, and cupboards.
  • Empty waste containers, pick up trash, and take refuse to trash containers or the garage dock.
  • Operate the library’s washer and dryer.
  • Wash light fixtures, change lamps, and wash ceiling and walls.
  • Wash windows and glass doors, inside and out.

Indoor/Outdoor Building Maintenance

  • Start and stop heating and ventilating equipment as necessary.
  • Open and close complex, secure doors, inspect interiors to make sure everything is in order and free from fire hazards, plumbing leaks, and other malfunctions; and ensure that all members of the public are out of the facility before and after hours of operation.
  • Keep library property surrounding the facility clean and in good order.
  • Sweep, hose down, or clear snow from entrances and surrounding walkways and drive-up areas.
  • Maintain landscaping elements around library.
  • Assist library trades staff, mechanics, and other custodians in moving equipment, furniture, supplies, and library materials between the Central and the Branch Libraries.
  • Report any problems and/or other needs for maintenance work to the Facilities and Fleet Supervisors.

The Custodial Worker III must be willing and able to do the following:

  • Work a flexible schedule, including emergencies, nights, days, weekends and holidays as needed on short notice.
  • Work from ladders at heights of up to 15 feet.
  • Meet the physical demands of the job, including frequent standing, walking, twisting, bending, climbing stairs, and lifting and pushing items weighing up to 50 pounds.
  • Work outdoors in variable and extreme weather conditions (e.g., heat, cold, rain, wind, and snow).
  • Wear personal protective equipment (PPE) as necessary, including safety shoes, hard hat, and safety glasses.

Minimum Requirements

  1. One year of experience working in a custodial or comparable position.
  2. Valid driver’s license at time of appointment and throughout employment.

 

Equivalent combinations of training and experience may be considered.

Desirable Qualifications

  • Janitorial or custodial lead worker experience.

Knowledge, Skills, Abilities & Other Characteristics

Technical

  • Knowledge of cleaning, maintenance, and other custodial duties. 
  • Ability to perform minor landscaping tasks.
  • Ability to read and interpret maintenance work orders and other job-related forms.
  • Ability to follow verbal and written instructions, rules, and safety guidelines.
  • Ability to safely use supplies and chemicals.
  • Ability to operate custodial equipment, including vacuum cleaners, scrubbers, extractors, buffers, polishers, and floor strippers.
  • Ability to safely operate Hi-Lift® mechanical jacks and other wheeled and mechanized equipment such as ladders, dollies, and table movers.
  • Ability to safely operate job-related vehicles, including lawn mowers, snow removal equipment, automobiles, vans, and small or medium duty trucks.
  • Ability to use Microsoft Office software, including Word (word processing), Outlook (E-mail), and Excel (spreadsheet) to create staff assignments and manage and track event information.
  • Ability to maintain a sanitary and orderly work environment.

Safety and Judgment

  • Ability to exercise care and good judgment at all times regarding safety, abiding by safety-related policies, laws, and Occupational Safety & Health Administration (OSHA) regulations.
  • Situational awareness and the ability to monitor the work site vicinity, including pedestrian traffic, to ensure the safety of the custodial crew, other library staff, and the public.
  • Ability to perform under pressure, to manage multiple priorities, and to work within tight time constraints.
  • Creative problem-solving and troubleshooting skills.
  • Ability to effectively evaluate situations and exercise sound judgment to resolve problems.
  • Ability to remain calm during adverse situations.

Lead Worker and Work Flow Monitoring

  • Ability to plan, direct, coordinate, and inspect the work of others.
  • Ability to plan, organize, and prioritize work to achieve objectives within deadlines.

Current Salary

The current starting salary rate (Pay Range 8EN) is $39,018-$43,244 annually, and the resident incentive starting salary for City of Milwaukee residents is $40,188-$44,451 annually. Appointment above the minimum is possible based upon level of experience and other qualifications and is subject to approval.

Selection Process

THE SELECTION PROCESS will be job related and will consist of one or more of the following: an evaluation of education, experience and/or responses to supplemental questions; a written or performance test, a structured interview or other assessment methods. The Department of Employee Relations reserves the right to call only the most qualified candidates to structured interviews and performance examinations. Structured interviews may include written exercises. Selection process component weights will be determined by further analysis of the job.
