Construction/Maintenance Technician II

Introduction

Job location: Cherokee Strip Regional Heritage Center, Enid, OK

Essential Duties
• Oversee grounds maintenance, maintain contact with lawn care vendor, report issues to director as needed. Work in partnership with museum director on a quarterly lawn care and landscaping plan.
• Oversee work of all building maintenance vendors for monthly, quarterly and yearly inspections. Maintain all paperwork related to warranties, licenses, and inspection verifications, certificates and results.
• Oversee work of cleaning contractor, working to resolve any issues in partnership with museum director.
• Maintain a daily, monthly, quarterly and yearly plan for maintenance and upkeep of outbuildings. This includes general maintenance and repair, HVAC systems, electrical systems, security & fire alarms, painting, woodworking and/or overseeing contractors who are hired.
• Maintain a working inventory of all electrical and manual tools, small hand tools, and machines related to building maintenance. Report needed repairs or replacements in a timely manner.
• Maintain accurate and up-to-date records for all vendors related to building maintenance and repair. Make monthly reports on building maintenance and repair available to the director in a timely manner.
• Maintain an inventory cleaning & building consumable supplies, ordering as needed for use by cleaning contractor.
• Oversee maintenance and upkeep of site vehicle. Current driver’s license and clean driving record essential.
• Keep property in good repair and grounds free of trash.

BASIC PURPOSE

Positions in this job family are assigned responsibilities related to the construction, maintenance, repair or upkeep of buildings, grounds or other state property, requiring no license.  This may include assisting in the construction or renovation of buildings, general maintenance and upkeep of plumbing, heating, air conditioning, electrical and other systems, minor repairs to machinery or other equipment, and general maintenance of grounds or lawns. 

LEVEL DESCRIPTORS

This job family consists of three levels which are distinguished based on the complexity of work assignments, the expertise required to perform assigned duties, and the responsibility assigned for providing supervision to others. 
 
Level II:                                  
This is the specialist level of this job family where employees are assigned responsibilities for performing specialized skilled work in one of the building trades as well as performing general maintenance and repair work or other related duties or assisting in the completion of other work involving the construction or renovation of buildings or other structures.  Positions that are assigned responsibility for the supervision of various projects or activities and other employees or other personnel and the completion of assigned projects as a crew leader or team leader may also be included in this level. 

MINIMUM QUALIFICATIONS

This job family consists of three levels which are distinguished based on the complexity of work assignments, the expertise required to perform assigned duties, and the responsibility assigned for providing supervision to others.

Level II :          
Education and Experience requirements at this level consist of four years of experience in one or more of the building trades or an equivalent combination of education and experience.
