Operates heating, ventilating, air conditioning and allied equipment to provide comfortable temperature conditions in municipal buildings; takes temperature readings at various parts of the building and manipulates controls to maintain temperatures at proper levels; tests water in air conditioning systems and adds necessary chemicals; checks equipment for leaks and other malfunctions.
Performs preventative maintenance and repairs on equipment; changes filters; cleans condensers, filters and pump strainers; lubricates equipment; makes repairs on plumbing and electrical components.
Maintains records and writes reports; maintains equipment temperature and pressure logs; records maintenance requests for electrical and plumbing problems and forwards to appropriate personnel.
Participates in training new employees; keeps working areas clean and orderly.
Performs related work as required.
Working knowledge of: operation, maintenance, and repair of heating, ventilating, air conditioning and allied equipment; safety precautions and procedures of the trade; records keeping and report writing.
Ability to: operate heating, ventilating, air conditioning and allied equipment safely and efficiently; maintain records and prepare reports; perform maintenance and repair tasks on air conditioning, heating, ventilating and allied equipment; perform work requiring moderate physical exertion; operate a lightweight motor vehicle; establish and maintain effective working relationships with other employees, officials and the general public.
Skill in: operation, maintenance and repair of heating, ventilating, air conditioning and allied equipment; use and care of tools employed in the trade.
