Oversees and participates in work of trades crews engaged in the general maintenance and repair of city buildings and related facilities and in the limited construction of buildings and facilities; verifies work instructions; ensures necessary tools and materials are available, checks work for conformance to standards, and offers advice and instruction; reports work progress to supervisor.
Leads tradesworkers and performs general and specialized work in the installation, renovation, modification, maintenance, and repair of buildings and allied structures; demolition and salvage work and major renovation of offices and other work areas; painting of interior and exteriors of buildings and other facilities; pouring of concrete slabs, repair of concrete walkways, steps and other surfaces; laying of bricks, cement blocks and ceramic tile; construction of metal buildings and additions to existing buildings; etc.
Repairs walls, doors, partitions, etc.; moves and resets partitions; moves and repositions office furniture; hangs shelving; may change out lights; may perform minor plumbing and electrical related work not requiring technical expertise; removes existing walls and frames new walls; cuts window and door areas in existing walls and installs new doors and windows; installs drywall, insulation, paneling; removes old ceilings, sets new ceiling grids and installs ceiling panels; removes old flooring and installs new floor tiles, trim molding, etc.
Removes and replaces old shingle, metal and torch down roofs; rebuilds roof structures, including trusses; coats roofs; builds awnings; removes and replaces gutters; repairs and replaces soffit and fascia; installs siding; caulks and patches interior and exterior surfaces of equipment, building and facilities; applies waterproofing and sealer materials; applies texture coatings to walls; erects, uses, and removes mechanical scaffolding, ladders, etc.; applies glazing, hangs paper and repairs plaster, drywall and wood surfaces.
Builds custom cabinets and bookcases, lockers, cabinets and shelves; operates power saws, jointers, planers and related equipment; performs locksmith tasks, including re-keying, installing panic bars, deadbolts and other hardware.
Previews jobs and prepares materials lists; picks up materials; prepares and maintains time, material and related work records; may coordinate work projects with department for whom work is performed.
Performs related work as required.
Considerable knowledge of: methods, practices, materials, tools, and equipment of building maintenance and repair work; a variety of building construction trades (e.g. carpentry, painting, masonry, roofing, etc.).
Working knowledge of: occupational hazards associated with building maintenance, repair and construction and of pertinent safety measures and precautions.
Some knowledge of: basic records keeping; local building codes.
Ability to: instruct others in the performance of a variety of building maintenance and repair activities; oversee and review work of others; read and interpret blueprints, sketches and oral and written instructions and to determine materials needs and estimate job time; establish and maintain effective working relationships with other city employees and the general public; lift heavy construction and maintenance materials [such as platforms, partitions, lumber, etc.]; operate motor vehicles, including trucks; climb ladders and work in high places;
Skill: in the use and care of hand and electrical lifts, tools and equipment used in carpentry and building and maintenance trades.
