Summary

This position will oversee the leasing of and management of leased space at the airport, including but not limited to: space leased exclusively and preferentially by airlines and space leased by other airport tenants and business partners; This position will also maintain the integrity of the airline leasing exhibit of the Airline Use and Lease Agreement, which is vital to all Rates & Charges efforts and accounts for over $30M in annual airline revenue. Reporting to the Airline Affairs Manager, this role will provide support in the day-to-day dealings with local airline staff, airport tenants, and tasks related to property management of the leased premises.

General Information:
  • Standard office hours apply, however schedule subject to irregular hours, overtime, and emergency calls back to work.
  • Some job functions may be done through telework, however primary job functions require in-person/on-site work.
  • Valid driver’s license in state of residency and ability to obtain and maintain a City Driving Permit. 
  • Ability to pass a background check in advance of start date required.  Certain convictions will disqualify individuals from unescorted access privileges and therefore exclude from employment.

Major Duties and Responsibilities

  1. Serves as main point of contact for local airline station managers regarding property related matters
  2. Maintains the day-to-day relationship between the Airport and the local contacts of tenant airlines and other Airport tenants and business partners, maintaining good communications, assisting in problem resolution, and identifying solutions.
  3. Interacts with airlines and related businesses regarding leases/licenses. 
  4. Understands and enforces provisions of leases/licenses/permits and other business arrangements, including contract compliance, billing and invoicing, and general use provisions of those agreements.
  5. Maintains leasing exhibits, including the Airline Use and Lease Agreement (“AUA”), by working with internal and external stakeholders to keep these documents accurate and up to date
  6. Assists in coordinating between airline and other Airport tenants and various internal departments to identify and resolve maintenance, damage, and safety issues.
  7. Coordinates tenant moves 
  8. Coordinates and leads regularly scheduled General Space Meetings, which determine the highest and best use of terminal space among different types of Airport tenants
  9. Facilitates the onboarding of new tenants and points of contact, which includes, but is not limited to: disseminating contact information to internal and external stakeholders; establishing invites for applicable meetings; ensuring setup in various CLT systems (Airport notifications, Tenant Modification Requests); and ensuring new tenant has received all applicable Airport literature, policies, and procedures.
  10. Ensures that new tenants have completed all housekeeping items including but not limited to initiating the badging process; and coordination with internal teams to provide keys, trash collection, etc.
  11. Understands impacts of Capital Projects on airline/airport operations and regularly communicates those impacts to appropriate parties
  12. Assists in the implementation and administration of Shared Terminal Use (Common Use) Equipment at ticket counter positions, gate podiums, and other locations, which will require close coordination with CLT Gate Management team and IT staff.
  13. Performs other job-related duties as assigned

Knowledge, Skills & Abilities

  • Excellent organizational and communication skills (oral and written).
  • Ability to work cooperatively with other City employees and the public
  • Ability to apply conflict resolution techniques
  • Computer skills in Microsoft Suite (Excel, Word, PowerPoint, etc.)
  • Excellent verbal and written communication skills and the ability to interact professionally with a diverse group of Partners, senior managers, and subject matter experts
  • Strong analytical, problem-solving skills, including a thorough understanding of how to interpret business needs and translate them into operational requirements
  • Understanding of City contracting processes and systems
  • Attention to detail and accuracy
  • Ability to learn Airport processes and ask appropriate questions
  • Enthusiasm and willingness to participate and work well in a team environment
  • Ability to work safely and securely in public areas with the situational awareness
  • Ability to quickly develop rapport with other departments and divisions.

Preferred Qualification

Experience in contract management and/or contract administration and/or tenant property management required. Aviation industry experience strongly preferred; and/or an equivalent combination of education (post high school) and experience.

Minimum Qualifications

High School Graduate or Equivalent and nine years of related work experience

Or

Associate's Degree with seven year related work experience

Or

Bachelor's Degree with five years related work experience

Or

Master's Degree with three years related work experience
