Summary

The Real Estate Leasing Manager provides day to day management of real estate for the Commercial and Community Engagement division. At the direction of the Commercial and Community Engagement Real Estate Manager and tied to the Smart Growth, Customer Focus and Asset Preservation principles, represents Charlotte Douglas International Airport with its efforts to attract, retain and expand commercial land re-uses compatible with aeronautical activities. This position will manage the leasing of real property, the accounting for these properties and the maintenance required to preserve these assets. Works with internal and external contacts to further CLT’s vision, mission and goals in relation to development of Airport property. Manages projects for increasing Airport financial self-sufficiency.   

ADDITIONAL INFORMATION:
  • This is a hybrid position (two days in office and three days remote) where standard office hours apply Monday through Friday.  Additionally, attendance required at after-hours meetings, and during urgent or special situations.
  • Accessibility by phone during off-duty hours to assist in the response to urgent or special events is required.
  • Valid driver’s license with ability to qualify for and maintain City driving permit.
  • Ability to pass a background check in advance of start date required.  Certain convictions will disqualify individuals from unescorted access privileges and therefore exclude from employment.

Major Duties and Responsibilities

  • Serves as the main point of contact for Airport leasing and property management of non-aeronautical real estate and buildings.
  • Assist in execution of strategy to meet the goals identified in the Airport Area Strategic Development Plan (AASDP), Master Plan, and Part 150 program.
  • Daily management of leasing staff. 
  • Manage and perform day-to-day tasks for our real estate consultants and employee agents. The Airport’s real estate program has 15 sub-consultants that provide necessary services for acquiring real property, relocating the tenants, and demolishing the structures.
  • Manage the leasing revenue and project budgets for property management. This entails receiving, recording, and reporting on all leasing/property management activities.   
  • Assist in entering and maintaining the Airport’s lease management database, real estate database, and Exhibit A.
  • Assist in cost estimates to develop reliable budgets for future acquisition and development projects.
  • Research Airport owned property and prepare property evaluation reports on property for sale or lease. Help maintain Airport’s real estate website with up to date information on available property.
  • Attends conferences, seminars, industry trade shows and sales missions as well as meetings with local and regional economic partners and government agencies and other business-related events.
  • Performs other job-related duties as assigned.   

Knowledge, Skills & Abilities

  • Substantial knowledge of North Carolina property management laws.
  • Knowledge of the Uniform Relocation Assistance and Real Property Acquisition for Federally Assisted Programs Act of 1970 (the Uniform Act), as amended and as regulated by 49 CFR Part 24, North Carolina Department of Transportation Right of Way practices, Federal Aviation Administration Order 5100.38B and Advisory Circular (AC) 150/5100-17 and any additional requirements set forth by Federal, State or Local laws.
  • Knowledge of the practices and techniques used in the field of property management.   
  • Skills to blend experience with air transportation, economic development and marketing to create new business opportunities.
  • Proficiency using Word, Excel and PowerPoint.
  • Skills to create and deliver professional presentations to a variety of audiences.
  • Exceptional interpersonal skills.
  • Ability to develop and manage new programs and activities.
  • Ability to establish and maintain effective working relationships with subordinates, co-workers, executive staff, tenants, community partners, the public and media, and represent the Airport in a positive manner.   
  • Ability to work independently, demonstrate initiative and self-motivation in a rapidly changing work environment.  
  • Ability to multi-task and participate in a number of projects simultaneously.
  • Ability to be a self-starter, self-sufficient, solution oriented, innovative and enthusiastic.
  • Ability to supervise.

Preferred Qualification

Five years’ experience in real estate leasing management. Bachelor’s degree preferred from an accredited college or university with major course work in business, economics, marketing, real estate, or a related field.  Experience in program management, aviation industry and eminent domain real estate is helpful. North Carolina Brokers license or ability to obtain within six months. Master’s level degree and one year relevant experience or Bachelor’s level degree and three years relevant work experience or Associate’s Degree and five years relevant work experience. Minimum three (3) years supervisory experience, five (5) years is preferred.

High School Graduation or Equivalent and five years of relevant work experience

Conditions of Employment

The City’s Background Check Policy requires background checks to be conducted on final internal or external candidate(s) applying for any position with the City of Charlotte. Final candidates must pass a pre-employment drug-screening test and physical examination. During the selection process, candidates may be asked to take a skills test, and/or participate in other assessments.
