Function
The Terminal Concessions Specialist at Charlotte Douglas International Airport assists in contract(s) management functions associated with the Terminal’s Concession Program.
Summary
The Terminal Concessions Coordinator will ensure concession operations and financial obligations are in accordance with lease agreements. This position will coordinate the development of existing and new concession spaces by overseeing the Concession Modification Design Process and help to resolve any concession-related issues. This Coordinator will perform venue inspections, be responsible for monitoring and maintaining concession performance reports, and data analysis. This role will answer questions and resolve complaints from interested parties and participate in various industry-specific surveys and reports. The role will also support other in-terminal concessions initiatives as required.
Major Duties and Responsibilities
• Oversee the Concession Modification Design Process, which includes the Airport’s Tenant Modification Approval (TMA) process and required design submittals.
• Serve as the primary point of contact to concessionaires for all TMA requests and CLI (Construction Logistics Impacts) requests.
• Ensure each tenant submits a completed TMA document for all projects, including but not limited to new store upfits, store remodels, store re-concepts, etc.
• Monitor and track the status of all TMA-approved projects for concessions.
• Ensure “Coming Soon” signage is installed, when applicable.
• Seek internal approvals necessary and attend weekly review meetings.
• Ensure a Construction Manager is assigned for tenant projects, when appropriate, to oversee concession projects.
• Facilitate the design approval process with internal Airport departments.
• Coordinate temporary concession concepts during the construction process.
• Ensure design standards are being met.
• Keep other tenants and Aviation staff abreast of concession activity.
• Conduct routine terminal inspections with a focus on concession venues, including but not limited to, kitchens and support premises, store appearance, cleanliness, staffing levels, merchandising, hours of operation, signage, music noise levels, pricing, etc.
• Work with Airport Maintenance to ensure concession spaces are maintained specific to lease requirements for sanitary conditions with all drainage, plumbing and sewage including grease traps, cooking oil tanks, pH level testing, pest control, etc.
• Assist in contract(s) compliance management functions associated with the Terminal’s Concession Program.
• Ensure lease agreement requirements are met specific to financial commitments and obligations by concessionaires. This includes monitoring and maintaining all billings for the terminal concession program with an emphasis on Food & Beverage and Retail.
• Ensure lease exhibits remain up to date.
• Answer questions and resolve complaints related to concession matters.
• Participate in various industry-specific surveys and reports including an airport network of concession managers, Airport Revenue News (ARN), Airports Council International (ACI), etc.
• Attend all concession-related meetings and events to provide recommendations and suggestions, and to remain up-to-date and informed on the Airport’s overall Concession Program.
• Monitor the success of the concession program through performances highlighted in monthly sales reports, profit share reports, etc.
• Serve as a point of contact for companies, businesses and organizations that currently do, or are interested in doing, business with the Airport that results in non-airline revenue to the Airport.
• Support other concessions and amenities in the terminal as necessary or requested.

• Knowledge of principles, practices and procedures involved in public administration and management of retail property, retail operations, retail marketing and contract administration in an airport or shopping center environment.
• Ability to gather and analyze pertinent facts, make thorough analysis and arrive at sound conclusions.
• Knowledge of computer systems and programs including word processing, database management and financial applications.
• Knowledge of the principles and practices of finance and budgeting elements associated with duties.
• Ability to plan and organize and prioritize work for maximum efficiency.
• Ability to analyze programs, policies and projects; determine appropriate costs and options; and make sound workable recommendations.
Preferred Qualification
Bachelor’s degree in relevant field with one year of experience or an Associate degree with three years of experience. Experience in airport property management and/or contract administration; or tenant property management with an emphasis on food, retail or other service offerings or three years of general airport experience. Aviation industry experience preferred with food, retail or other service offerings, or an equivalent combination of education and experience.
