A Maintenance Supervisor III is the managerial level of physical plant operations and building maintenance work. Employees in this classification supervise through lower-level Supervisors the work activities of Stationary Engineers, and Building Maintenance Workers.
Employees in this classification receive managerial supervision from an administrator.
Positions in this classification are evaluated by using the Supplemental Standards for Physical Plant Supervisors and In-Charge Maintenance Chiefs Point Factors which includes factors which consider education and experience, number of employees, gross square feet, total acreage, resident population, water filtration, budget and staff.
Supervises the work of Stationary Engineers in the operation of gas or oil fueled boilers;
Supervises the operation of central air conditioning plants and equipment;
Organizes, schedules, and coordinates the technical building maintenance work and installation services of employees assigned to the various trades sections and general services sections;
Prepares contractual specifications for construction or overhaul work to be done by private sector firms;
Assists in the preparation and administration of the building maintenance budget;
Develops and revises internal operating procedures;
Inspects completed job assignments for adherence to trades standards or contract specifications;
Compares cost of completed jobs with original cost estimates;
Supervises or provides on-the-job training to employees;
Adjusts, maintains, and makes minor repairs to refrigeration and cooling equipment, and to other devices;
Prepares specifications for the requisition of equipment, tools, parts, and supplies;
Inspects equipment, tools, parts and supplies for adherence to specifications;
Inspects shop and work areas for adherence to safety, sanitary, and security regulations;
Secures tools and equipment;
May conduct inventories;
Performs other related duties.
Knowledge of the practical application of electronics, hydraulic and mechanics as used in building maintenance work;
Knowledge of the principles of supervision in the building maintenance trades;
Knowledge of the care and storage of equipment and supplies;
Knowledge of inventory practices;
Skill in scheduling, coordinating, and supervising building maintenance work;
Skill in preparing contract specifications;
Skill in determining the sufficiency of cost estimates prepared by others;
Skill in preparing estimates of time and material required for a job;
Skill in interpreting and following blueprints, schematics and engineering specifications;
Skill in communicating effectively;
Skill in training employees in building maintenance work;
Ability to prepare specifications for tools, equipment, materials and supplies;
Ability to review building maintenance and stationary engineering records for cost trends and unusual expenses;
Ability to prepare comprehensive and concise reports on building maintenance and stationary engineering activities;
Ability to keep inventory records.
Education: Eighth grade.
Experience: Eight years of experience in stationary engineering, building maintenance or building construction trades including seven years of responsibility assigning, reviewing and approving the work of others and disciplining, evaluating the performance of and recommending the hiring, firing and promoting of others.
Note: Candidates may substitute U.S. Armed Forces military service experience at a rank of Corporal/Petty Officer or higher as a non-commissioned officer in utilities classifications or mechanical maintenance specialty codes in the utility systems repair field of work on a year-for-year basis for the required experience.

This is a Skilled Service classification in the State Personnel Management System. All positions in this classification are Skilled Service positions. Some positions in Skilled Service classifications may be designated Special Appointment in accordance with the State Personnel and Pensions Article, Section 6-405, Annotated Code of Maryland.
This classification is not assigned to a bargaining unit as indicated by the designation of S (supervisor), M (manager), T (agency head), U (Board or Commission member), W (student), X (excluded by agency), or Z (confidential). As provided by State Personnel and Pensions Article, Section 3-102, special appointment, temporary, contractual, supervisory, managerial and confidential employees are excluded from collective bargaining. Additionally, certain executive branch agencies are exempt from collective bargaining and therefore, all positions in those agencies are excluded form collective bargaining.
