Summary

As part of the Maintenance Division in Charlotte Water and under the direction of the Facilities Manager, the Facilities/Property Supervisor will coordinate and oversee the day-to-day operation, maintenance, repair, and improvement of buildings, grounds, and associated assets for multiple non-plant locations across Mecklenburg County, including developing and adhering to preventive maintenance practices and schedules. Auxiliary facilities support may be provided to treatment plants, booster sites, and lift stations. Supervisory duties may include internal Facilities Services Coordinators and external contractors that provide various hard- and soft-service facilities support.  

Major Duties and Responsibilities

Ensure continuous and efficient operation of building systems and equipment at multiple diverse facilities.
Develop standards for operation and maintenance practices across facilities.
Maintain a safe and effective working environment.
Supervise internal Facilities Services Coordinators, outside contractors, and skilled trades.
Provide training and guidance to staff regarding policies and procedures.
Track service requests and ensures requests are completed within established timeliness and quality standards.
Develop and manage operating and capital budgets, procurement processes, and purchasing activities for vendors and contractors.
Ensure building occupant and visitor satisfaction with division services.
May be required to work outside of business hours; either scheduled or emergency.  On-call rotation may also be scheduled periodically.  

Knowledge, Skills & Abilities

Thorough understanding of methods and practices used in the maintenance, repair and operations of buildings including: HVAC, electrical, plumbing, janitorial, landscaping, safety, security, accessibility, and general standards.
Demonstrated leadership and supervisory experience.
Strong computer skills using spreadsheets, databases, word processing and flow charting.
Familiarity with IWMS or CMMS platforms, space management, physical key systems, commercial furniture, and wayfinding signage systems.
Working knowledge of principles and practices related to project management, business administration and financial management.
Ability to work independently and establish relationships with other employees.
Ability to communicate effectively, orally and in writing, and make presentations.
Strong organizational skills.

PHYSICAL DEMANDS:
The work is medium work and requires applying 30 pounds of force frequently and exerting up to 50 pounds of force occasionally to move objects. Additionally, the following physical abilities are required: balancing, climbing, crawling, crouching, feeling, manual dexterity, grasping, handling, perceiving sounds at normal speaking levels, distinguishing among sounds, kneeling, lifting, mental acuity, pulling, pushing, reaching, speaking, standing, stooping, talking, visual acuity in data/color/observations/equipment/inspections, and walking.
 
WORK ENVIRONMENT:
Work is performed in multiple commercial and industrial environments including office, laboratory, warehouse, water treatment, and other facility types in various weather conditions.  Some work around chemicals, solvents, dust, and other elements may be required.  

Preferred Qualification

Graduation from a four–year college or university with major course work in facilities management, project management, construction management, business administration or closely related field.
Two years related experience.

LICENSES, CERTIFICATIONS OR REGISTRATIONS:
Requires valid driver’s license
FMP or FMA designation (or ability to obtain within six months of hire) 

Minimum Qualifications

Graduation from a two–year college or university with major course work in facilities management, project management, construction management, business administration or closely related field.

One-year related experience.

$69,472.00 - $77,191.00 Commensurate with Experience
